What we actually do

ERG Global exists because a large number of houses do not sell well on the open market. A property with a failing roof, an unfinished renovation, an unresolved code violation, or a tenant who will not leave is not something a retail buyer with a mortgage can take on. Their lender will not allow it. So the house sits, the problem grows, and the owner carries it.

We buy those houses. We purchase residential property directly for cash, in whatever condition it is currently in, and we take on the work and the risk that a conventional buyer cannot. Some of those properties we renovate and sell to a retail buyer once they are genuinely ready to live in. Others we put under contract and assign to an investor from our buyer network who will do that work themselves.

Both sides of that business feed each other. Because we maintain an active network of cash buyers across Florida and Texas, we can give a seller a straight answer quickly — and because we are in front of sellers constantly, our investors see off-market inventory that never reaches the MLS.

How we work with sellers

The people who contact us are usually dealing with something other than an ordinary move. An inherited house in a city they do not live in. An estate moving through probate, with several family members who need a decision. A landlord finished with a rental that has cost more than it returned. Payments falling behind and a timeline closing in.

In those situations, certainty matters more than squeezing out the last few thousand dollars of retail price. What we offer is a straightforward transaction: you tell us about the property, we make a free cash offer with the condition already priced in, and if you accept, the sale closes fast through a title company on the date that suits you.

We will also tell you when we are not the right answer. If your house is in good condition and would do better listed on the open market, saying so costs us a transaction and saves you money, and we would rather be the company that told you.

How we work with investors

Our buyer network is made up of cash investors, buy-and-hold landlords, other flippers and renovators working in Florida and Texas. Investors on the list hear about off-market opportunities we have sourced directly from owners.

We ask investors what they actually buy — property type, markets and neighborhoods, price range, the condition they will take on, and how they fund a purchase — because a list that sends everything to everybody is worth nothing to anyone. We also vet the buyers we assign to. A contract that collapses at the closing table because the assignee could not fund does more damage than a deal we never signed, and the person it damages most is the seller who was counting on it.
